A fast-food giant and a giant golf entertainment center have made early plans to build in the heavily congested areas of Timnath.
McDonald’s, along with its outdoor recreation and golf recreation center, submitted concept review requests to the city’s planning department in late August, the first stage in the formal development review process.
In May, word leaked that Topgolf was interested in building a golf recreation center south of Costco in a gravel hole on the city’s western edge.
While Topgolf is not mentioned in the conceptual application, Timnath has been acquiring the popular golf center for several months, offering a potential incentive package that includes a 50% reduction in permit, building and impact fees; Sales tax share of one-third of the current 3% sales tax for 20 years; and accelerating processing of benefits across the city, according to a December letter from Timnath Mayor Mark Sukop to Topgolf real estate manager Jonathan Trinsky.
Timnath has targeted Ladera, a 240-acre residential, commercial and mixed-use development being developed by Connell Resources, as a potential site for Topgolf. Connell used the site as a gravel pit for the surrounding construction. The site has a high visibility, being east of Interstate 25 and south of Harmony Road, and has been approved for annexation to Tamanath. The area is also slated to be home to a new flooring and decor retailer, which is nearing completion.
City planner Kevin Colbell told Colorado Tuesday that developers have not requested any incentives at this time and “there is no incentive package associated with the concept plan at this time.” Planners have just started reviewing the application and have not yet undergone a full review. He said that conceptual reviews may not progress into actual development applications.
Currently, the Ladera project is located in the floodplain, Colbel said, but grading has been done according to the Federal Emergency Management Agency, which is removing it from the floodplain.
The conceptual implementation of the facility indicates that the recreation center will be approximately 38,000 square feet on approximately 12 acres.
Timnath City Council in December authorized the construction of two metro areas for the property, which will allow developers to raise about $95 million for public infrastructure such as roads, water and sanitation improvements, curbs and gutters.
Topgolf has about 60 locations in the UK and US, including three others in Colorado, one along I-25 in Thornton (at exit E-470), about 45 minutes south of Timnath, and one in Centennial off I – 25, about 90 minutes south of the city. It also operates a site in Colorado Springs.
The nearby I-25 and Harmony intersection is now home to Costco, Walmart, and a host of restaurants and small businesses on the Timnath side of I-25. The Fort Collins side is currently undeveloped in the south.
McDonald’s plans 24/7 Timnath store
A new McDonald’s store could come with a 24/7 window to the Riverbend subdivision east of Signal Tree Drive and south of Harmony Road.
Courtney Pedego, construction manager for the McDonald’s corporate office, said the 4,218-square-foot store will be owned by the franchisee, but the franchisee has yet to be determined. She said official plans may be presented this year, but construction and opening are still at least a year away.
According to initial plans, a route was planned from the restaurant site to Harmony Road, but cars would have to pass through the Riverbend development to reach the store. Vehicle access will not be available from Harmony Road.
McDonald’s expects to employ about 60 employees, with the largest shift of about 13 workers.
According to the plans, the checkout service will be open 24 hours a day, seven days a week, and the dining room will be open from 5 a.m. to 11 p.m.
McDonald’s will add to Timnath’s fast food options that now include Taco Bell, Freddy’s Frozen Custard, Steakburgers, Subway, Panda Express and Chick-fil-A.
If the two concept plans go forward as actual development applications, the Timnath Planning Committee will make the approval decision.
